Carpet Cleaning Before Moving — When and Why It's Worth It
Why professional carpet cleaning before a move can save your deposit (and your back) — costs, drying time and when to schedule it.
Carpets are the #1 line item on inventory check-out reports. They're also the easiest thing for a tenant to skip — and the most expensive thing for a landlord to charge back. Here's how to handle carpet cleaning around a move.
Tenants — get the receipt
If your tenancy mentions professional cleaning, your landlord almost certainly expects a professional carpet receipt at check-out. DIY rental machines don't qualify. The cost is typically £25–£45 per room — far less than the deduction would be.
When to schedule it
Book carpet cleaning for the day after the removals lorry leaves — when the rooms are empty but you still have access. Carpets need 4–8 hours to dry, so plan around the inventory check-out time.
Hot-water extraction vs steam vs dry
- Hot-water extraction — deepest clean, longest dry time (4–8 hours)
- Encapsulation / low-moisture — quick dry (1–2 hours), lighter clean
- Dry cleaning — fastest, best for delicate wool and silk
Buyers and sellers — the same logic applies
If you're selling, professionally cleaned carpets make rooms look bigger, brighter and better-smelling on viewings. If you're moving in, do them before furniture goes down — you'll never have a better chance.
